India’s six listed REITs distribute Rs 3,136 crore in Q1 FY27

Mumbai: India’s six listed real estate investment trusts (REITs) distributed a combined Rs 3,136 crore to more than 4.85 lakh unitholders in the first quarter of 2026-27, highlighting the growing role of the asset class in providing regular cash flows to investors.

The six listed REITs, Brookfield India Real Estate Trust, Embassy Office Parks REIT, Mindspace Business Parks REIT, Nexus Select Trust, Knowledge Realty Trust and Bagmane Prime Office REIT, had gross assets under management of more than Rs 3.17 lakh crore as of June end.

The combined market capitalisation of these REITs stood at more than Rs 2.17 lakh crore as of August 11, Indian REITs Association said in a release.

Together, the six trusts manage more than 214 million sq ft of Grade A office and retail assets across India. Since inception, they have cumulatively distributed more than Rs 34,800 crore to unitholders.

“The strong distribution in the quarter, despite continued global uncertainties, is a positive start to the financial year. It reflects the resilience of Indian REITs and their ability to deliver regular and stable cash flows to unitholders,” said Shirish Godbole, CEO, Knowledge Realty Trust and chairperson of the Indian REITs Association.

According to him, the growth in distributions was supported by healthy rental collections, improving occupancy, the quality of underlying assets and disciplined capital management by REIT managers.
“As the Indian REIT market continues to mature, investor participation grows and the sector is supported by progressive policy reforms, we believe REITs have the potential to play an increasingly important role in India’s capital markets,” Godbole said.India’s listed REIT market has expanded significantly since the listing of the first REIT in 2019, providing investors access to income-generating commercial real estate through a regulated investment structure.

The Indian REITs Association, founded in 2023 under the guidance of the Securities and Exchange Board of India (SEBI) and the Ministry of Finance, is a non-profit industry body focused on promoting awareness, education, growth and development of the REIT sector. Its members include all six listed Indian REITs.
